Please read these guidelines to assist in completing the
application form.
Development Application
and Construction Certificate Form

Matrix This must be signed and attached to your development
application.
This information is required to allow a detailed and
full assessment of your proposal.

Statement of Environmental
Effects This is for single dwelling house, alterations,
additions or ancillary development.

Erosion
and Sediment Control
This is for building sites with a site disturbance
of less than 2500m2

Sanitation
This is for developments that require connection to
Council's sewer or an
On-site System of Sewage Management

Political Donations and Gifts Disclosure Statement
The disclosure of a reportable
political donation or gift under section 147 of the
Act is to be made:
(a) in, or in a statement accompanying, the relevant
planning application or submission if the donation
or gift is made before the application or submission
is made, or
(b) if the donation or gift is made afterwards, in a
statement of the person to whom the relevant
planning application or submission was made within 7
days after the donation or gift is made.

New
Exempt and Complying Development Provisions
State Environmental Planning Policy
(Exempt and Complying Development Codes) 2008 (the Codes
SEPP) specifies exempt development under that policy.
The Codes SEPP has state wide application and commenced
on February 27, 2009. Consequently, from that date the
exempt development provisions (for the development types
covered by the Codes SEPP) in the Bega Valley Shire
Council Development Control Plan No.4 Exempt and
Complying Development will no longer apply.
Bushfire Control
Bush fire is a major challenge for the community. It has been a natural
part of our landscape for thousands of years and remains an ever-present
threat. All developments on land that is designated as bush fire prone
have a legal obligation to consider bush fire and meet the requirements
of Planning for Bush Fire Protection 2006 and AS3959 –
1999.
BASIX Certificate
If you are
building a new home, you need a BASIX Certificate to
submit with your development Application.
From 1 October 2006, BASIX applies
throughout NSW for:
dual occupancies;

villas;
-
townhouses;
-
multi-unit apartments
-
Major renovations in
NSW will be subject to energy and water conservation
requirements. A BASIX Certificate will be required if:

Your renovation work is valued at
$100,00 or more. (From 1 July 2007, the value drops to
$50,000);
-
You are installing a swimming pool (or
pool and spa) with a volume greater than 40,000 litres.

You should write to Council if you are unsure of the
restrictions or any limitations on the land and Council
will provide a written response. Please note that this
advice will attract a fee.
